As you select a new apartment to lease soon, you may have the option to lease a top-floor apartment or a mid-level or lower-level apartment. A top-floor apartment may seem ideal because you will not have any loud neighbors generating noises from above while you are trying to relax or sleep. However, there are a few important factors to think about before you sign a lease for a top-floor apartment.

Potential Roof and Attic Issues

When you live in a mid-level or lower-level there is always a possibility that an apartment above you may have a plumbing issue that results in water damage in your own apartment. You may think that you would be immune to this problem if you choose a top-floor unit, but this is not the case. At the top of the building, your apartment is vulnerable to issues related to roofing. In addition, plumbing features in your own apartment or in the attic may leak. You may also be privy to sounds from animals that have made their way into the apartment attic when you live on the top floor.

Energy Efficiency

The most energy-efficient units in many apartments are the mid-level units that are sandwiched between other units. These are well-insulated on most sides thanks to interior walls and surrounding units. Top-floor apartments may be the least energy-efficient units available, and this is because the entire upper level of the unit may be exposed. The quality of insulation in the attic and the type of roofing materials may significantly impact your energy bills in that apartment.

Practicality

When you are deciding which apartment to move into, you understandably may think about how practical it would be to move in and out of an apartment when stairs are involved. Hiring movers is a great way to overcome this challenge, and you will need to budget accordingly for this service. However, you still must think about the practicality of living several floors up. For example, taking groceries in the apartment, lugging trash out, walking the dogs and more may be more inconvenient as a result of your apartment’s position. On the other hand, you can enjoy extra exercise that is built into your day by choosing a top-floor apartment.

There are pros and cons associated with choosing an apartment at any level. Now that you understand what to expect from an apartment on the top floor, you can more accurately weigh the pros and cons so that you can make an informed decision.
